Purchasing Mexican Real Estate: Condo vs. House

There are many reasons for purchasing a property in Puerto Vallarta, Mexico. The year-round warm climate is a huge draw for many people who want to avoid cold winters. Apart from that, there are numerous other reasons to consider buying real estate in Puerto Vallarta. The scenery is spectacular with many exciting outdoor activities to do. For those who are less active, there are many beautiful beaches to relax on while you read a good book. In addition to that, there is an incredible gastronomic scene with world-class cuisine, friendly locals and first-rate hospitality.  

If you have already decided that you would like to purchase a property in Puerto Vallarta, but aren’t sure whether to buy a condo or a standalone house, we have put together a list of key considerations for you to think about before making your final decision. 

What You Need To Know 

Many potential home buyers struggle with the dilemma of whether to buy a single-family home or a condo. The benefit of owning your own home is that you can make as many changes to it as you want including to the façade. If there is enough land around the property, there will be room to add on an extension to accommodate any potential additions to your family.  If you own a condo, you can personalize the interior to your preference, but you won’t be able to change the exterior or build an extension. 

Another advantage to owning a house is that it will offer you more privacy if there aren’t any neighbors close by. On the flip side though, if you do have neighbors in close proximity, it is possible they could make a lot of noise. The benefit of living in a condo is that the noise is regulated by the association’s rules, so you won’t have to worry about excessive noise disturbing your sleep in the early hours of the morning.  

If you are planning to buy Mexican real estate as a retirement home that you will plan to live in part-time, many condominiums have 24-hour onsite security so you will have less worry about leaving your property unoccupied for part of the year. Another benefit to owning a condo is that there will be less upkeep and you will have your maintenance and landscaping taken care of.  

Other chief considerations are location and cost. You will likely want to purchase somewhere at or near the beach and beachfront properties can be expensive.  If you purchase a private residence at Garza Blanca Preserve Resort & Spa, you will be purchasing a property right on the beach that might be a better fit for your budget than purchasing a standalone house.
